How is stamp duty calculated in the Northern Territory?
For properties up to $525,000 the NT uses a formula (0.06571441 x V squared + 15V, where V is the value in thousands). Above that, flat rates apply: 4.95% to $3 million, 5.75% to $5 million and 5.95% beyond. The calculator applies the formula and flat rates exactly.
Do first home buyers pay stamp duty in the NT?
There is no general first home buyer duty concession in the NT, but house and land packages may be exempt from duty until 30 June 2027, and the territory offers grants for new home builds. Check the Territory Revenue Office for current programs.
Do foreign buyers pay a surcharge in the NT?
No. The Northern Territory does not levy a foreign purchaser duty surcharge on residential property.
