How is stamp duty calculated in Queensland?
Queensland transfer duty runs from nil below $5,000 up to 5.75% above $1,000,000. Owner occupiers claiming the home concession pay a reduced 1% rate on the first $350,000. The calculator picks the right QRO rate table for your buyer type.
Do first home buyers pay stamp duty in Queensland?
For contracts from 1 May 2025, new homes and residential vacant land to build on are completely duty free for eligible first home buyers, with no price cap. Established homes get the first home concession, which removes duty up to $700,000 and phases out at $800,000. You must move in (within 1 year for a home, or build and move in within 2 years for vacant land) and not sell before moving in. For contracts entered into from 1 August 2026 you must also be an Australian citizen, permanent resident or specified foreign retiree, which applies to the owner occupier home concession as well.
What is additional foreign acquirer duty in Queensland?
Foreign purchasers of residential land pay additional foreign acquirer duty of 8% of the property value on top of standard transfer duty. The calculator adds it when the foreign buyer toggle is on.
