ACT conveyance duty is progressive from 0.28% up to 6.4%, switching to a flat 4.54% of the full value above $1,455,000. The ACT has been phasing duty down for years as it moves to a rates based system, so its entry rates are the lowest in the country.
Do first home buyers pay stamp duty in the ACT?
Under the Home Buyer Concession Scheme, eligible buyers pay no duty on homes up to $1,020,000. Unlike other states it is income tested: total household income must be $250,000 or less, and all buyers must not have owned property in the previous five years.
Do foreign buyers pay a surcharge in the ACT?
No. The ACT does not levy a foreign purchaser duty surcharge on residential property, unlike the six states.
