How is stamp duty calculated in WA?
WA transfer duty is progressive from 1.9% up to 5.15% above $725,000, with a lower residential rate for owner occupied homes up to $200,000. The calculator applies the current RevenueWA scale.
Do first home buyers pay stamp duty in WA?
Under the first home owner rate, from 7 May 2026 homes up to $600,000 pay no duty, with a concessional rate of $16.15 per $100 above $600,000 phasing out at $800,000. Vacant land is free of duty up to $450,000, then $20.14 per $100 up to $550,000. One scale now applies across the whole state, so the earlier Perth metro and Peel versus regional split is gone.
How much extra do foreign buyers pay in WA?
Foreign purchasers pay a 7% surcharge on residential property value in addition to standard transfer duty. The calculator adds it when the foreign buyer toggle is on.
