How is stamp duty calculated in NSW?
NSW transfer duty is progressive, from 1.25% on the first dollars up to 5.5% above $1,290,000, with a premium rate of 7% on residential land above $3,870,000. NSW lifts these thresholds with CPI every 1 July, and the calculator applies the 2026-27 Revenue NSW rate table. It is charged on the dutiable value, usually the purchase price.
Do first home buyers pay stamp duty in NSW?
Under the First Home Buyers Assistance Scheme, established and new homes up to $800,000 are exempt, with a concession phasing out at $1,000,000. Vacant land is exempt up to $350,000 with a concession to $450,000. You must move in and live in the home to qualify.
How much extra do foreign buyers pay in NSW?
Foreign purchasers pay surcharge purchaser duty of 9% of the property value on residential land, on top of standard transfer duty. The calculator adds it when you switch on the foreign buyer toggle.
